Salt Air and Garage Doors: What It Does and What Helps
Salt air corrodes every untreated steel component on a garage door, and the parts that fail first are roller bearings, hinges, springs at the coils, and bottom brackets at the cable anchor. The practical answer is sealed-bearing nylon rollers, galvanised or stainless fixings, keeping the factory finish intact, and rinsing the bottom of the door after storm surges.
What goes first
In order of how often we find it:
Roller bearings. Exposed steel bearings pick up salt, corrode, and seize. A seized roller drags in the track and eventually takes the door off it.
Hinges. Rust at the pivot binds the hinge, which puts stress on the section it is fixed to and eventually cracks the hinge or the steel around it.
Springs. Corrosion at the coils creates stress concentrations. Springs near the water fail earlier than their cycle count alone would predict.
Bottom brackets. The worst one. It sits at floor level in exactly the spot where water, salt and grit collect, and it anchors the cable that carries the full spring load.
Cables. Corrode where they anchor at the bottom bracket and where they wrap the drum.
The panel itself. Steel corrodes wherever the factory finish is scratched through, and it spreads under the coating from there.
The specification that helps
Sealed-bearing nylon rollers. The single most useful upgrade. The bearing is protected and the wheel cannot rust. A full set is $150 to $250 installed and it roughly doubles the interval between hardware problems.
Galvanised or stainless fixings. Bolts, brackets and hinges. A small addition to any job that involves replacing them anyway.
Galvanised or powder-coated springs. More corrosion resistant than plain oil-tempered ones, at modest extra cost.
An intact factory finish. On a steel door, the coating is the protection. Touch up scratches promptly with matching paint rather than leaving bare steel exposed.
A bottom weather seal in good condition. It keeps water off the bottom section and away from the brackets.
The routine
Twice a year rather than once, if you are on the water.
- Rinse the bottom two feet of the door and the bottom brackets with fresh water, especially after a storm surge or a nor’easter
- Lubricate springs, hinges and roller bearings with silicone or lithium spray
- Look at the bottom brackets specifically. Surface rust is normal; flaking, pitting or rust at the bolt holes is not
- Check the cables where they anchor and where they wrap the drums
- Touch up any scratches in the door finish
What it saves
A door in a coastal location that is never serviced typically needs its first significant repair years earlier than an inland one, and the failures cluster: rollers, then a cable, then a derailment.
The routine above costs a can of lubricant and half an hour twice a year, plus a $95 to $180 annual tune-up if you would rather someone else did it. Against a $150 to $700 off-track repair, that is not a difficult trade.
