Garage Door Maintenance Checklist for New York Homes
Twice a year, run the balance test and the reversal test, lubricate hinges, rollers, springs and bearings with a garage door silicone or lithium spray, tighten all hardware, check both cables for fraying, check the photo eye sensors are aligned and no more than six inches off the floor, and inspect the bottom weather seal. Never lubricate the track.
The two tests, first
The balance test. With the door closed, pull the manual release. Lift the door to waist height by hand and let go. A correctly balanced door stays put. If it drops or rises, the spring is not matched to the door, and everything else on this list is secondary to fixing that.
The reversal test. With the opener reconnected, lay a length of timber flat on the floor in the door opening and close the door onto it. The door should touch, stop and reverse. If it does not, the down force is set too high, and that is a safety problem rather than an inconvenience.
Do both every six months. Between them they catch most of what goes wrong.
The visual check
Springs. Look for gaps in the coil, rust, and coils that have started to separate unevenly. Do not touch them.
Cables. Look at the top where the cable wraps the drum, and at the bottom where it anchors to the bracket. Fraying at the drum and rust at the bracket are the two failure points.
Rollers. Spin each one by hand. They should turn freely. A roller that will not turn is dragging in the track and wearing it.
Hinges. Look for cracks, especially at the end hinges that carry the rollers.
Track. Sight along it. It should be straight, evenly spaced from the door, and firmly fixed. Loose brackets let the track spread.
Bottom seal. It should be intact and sitting flat on the floor across the whole width.
Photo eye sensors. Both should have a steady indicator light and should sit no more than six inches above the floor, which is the height at which they will catch a child or a pet.
Lubrication
Use a garage door silicone or white lithium spray. Not WD-40, which is a solvent that displaces existing lubricant.
Lubricate: hinge pivot points, roller bearings (not nylon wheels), the torsion spring itself, the end bearing plates, the opener rail on chain and screw drives.
Do not lubricate: the track. It must be clean and dry. Grease in the track collects grit and becomes an abrasive paste.
Wipe the track out with a dry cloth instead.
Tighten everything
A garage door vibrates on every cycle and bolts work loose over years. Go around the hinges, the track brackets and the opener mounting with a socket set and snug everything. Do not overtighten into sheet metal.
The New York additions
Salt. Near the water, rinse the bottom of the door and the bottom brackets after storm surges, and specify galvanised or stainless hardware at the next replacement.
Water at the threshold. If water runs under the door, check the seal first, then look at whether the driveway drains towards the opening. On a sloped driveway a threshold seal at the slab does more than any door seal can.
Before winter. Do the autumn round in October. Lubricate properly, check the balance, and if the door has been slow or heavy, get the springs looked at before the first freeze rather than after it.

Autumn and spring. Autumn matters most, because cold weather is what finishes off springs and thickens grease in older openers, and a door checked in October is much less likely to fail in January.
What should I never touch myself?
The torsion springs, the lift cables, and the bottom brackets. All three are under tension and all three cause serious injuries. Everything else on this list is safe.
