New Garage Door Cost in Florida: $950 to $4,200 Installed

In most of the country a new garage door comes in three grades: a cheap unrated door, a wind-rated door and an impact-rated door. In Florida the first grade does not exist. The Florida Building Code requires every garage door to be rated for the design wind pressure at the site, because the garage door is the largest opening in the house and when it fails the house pressurises and the roof is at risk. So the baseline door here is a wind-rated door, and the price starts at $950 rather than lower.

Installed prices by material

What the permit adds

Replacing a garage door in Florida requires a building permit, pulled by a licensed contractor, with the door’s rating documented on the permit. The inspector checks that the door installed matches the Florida Product Approval or NOA on the paperwork and that it is fixed into the jamb the way the approval says.

We include the permit in every new door quote. A quote that leaves it out either means the contractor is not licensed to pull it, in which case walk away, or that it will appear on the invoice later. Our article on garage door permits in Florida explains the process county by county.

The line items people do not expect

A new opener. An existing opener usually works with a new door provided the door is a similar weight. A wind-rated insulated double is heavier than the uninsulated door it replaced, and an old opener straining against it is a common complaint six months later. New springs. The spring is sized to the door weight. A new door that weighs more than the old one needs a new spring, and it is normally supplied with the door rather than quoted separately.

New track. Reusing twenty year old track on a new door is false economy, and on a rated door the track is part of the tested assembly, so it comes with the door.

Disposal. Included. A garage door is an awkward thing to get rid of yourself.

Structural work. Rare, but a jamb rotted by twenty years of afternoon rain, or a concrete block opening that is out of square, has to be dealt with before a door goes in. Our article on jamb replacement covers it.

Insulation, and whether you need it

The measure is R-value, and higher is better. An uninsulated door is effectively R-0 to R-2. A polyurethane-cored insulated door is R-12 to R-18.

In Florida the question is heat rather than cold. An attached garage with an uninsulated door reaches 100°F and more in summer, and that heat goes through the wall into the kitchen and cooks the opener at the ceiling. An insulated door keeps the garage closer to the house temperature, matters most when there is a bedroom above the garage or a workshop or gym in it, and is stiffer and quieter as well. Insurance and the wind mitigation inspection

Florida’s wind mitigation inspection, form OIR-B1-1802, records whether openings, including the garage door, have rated protection. A rated door can contribute to a premium credit under Florida’s mitigation discount rules. We say “may qualify” because the credit schedule is your insurer’s, and we give you the product approval paperwork the inspector needs. When to buy

March to May. The door arrives and the permit clears before hurricane season starts on 1 June, and the installers are not yet in the post-storm rush. After a named storm the lead times stretch and the number of companies willing to charge for the urgency goes up. When a repair is the better spend

A new door is a large purchase and it is not always the right one. If the sections are sound and the door carries a rating label, and only the springs, cables or rollers have failed, a repair at $150 to $350 per spring or $95 to $300 for cables buys you years. We say that even though the replacement is worth several times more to us.

Replace when the sections are rusted through, when a damaged panel cannot be matched because the profile is discontinued, when the door has no wind rating at all, when the garage is attached and the door has no insulation, or when the repair cost is approaching half the price of a new door.
