Winter Garage Door Problems in New York

The four winter faults

Broken springs. The big one. Springs fail on cycles, but cold is what finishes off one that was already near the end. Steel becomes more brittle, the grease between coils thickens, and the first genuinely cold morning is when the accumulated fatigue shows. This is why every garage door company in the northeast is busiest in January.

Openers straining or giving up. Thickened lubricant plus a stiffer door means the motor is doing more work. An opener that was borderline in November trips its force limit in January.

Doors that reverse on closing. Metal contracts in cold. Tolerances tighten, friction rises, and an opener with a marginal down force setting reads it as an obstruction. Contracting also shifts sensor brackets slightly out of alignment.

Doors frozen to the slab. Water runs under the seal, freezes, and glues the door down. Running the opener then either tears the seal off or strains the motor.

What to do about a frozen door

Do not press the button more than once.

Pour warm water along the bottom seal, not boiling, which can crack a cold slab and will refreeze fast. Or work a plastic scraper along the seal to break the bond.

Once it opens, dry the seal and the slab, and leave the door up until the water has gone. Then work out why water is collecting there: a torn seal, an uneven slab, or a driveway that drains towards the door.

The October checklist

Everything below takes half an hour and prevents most of the above.

  • Balance test. Pull the release, lift the door halfway, let go. If it does not hold, the springs are already tired and winter will finish them.
  • Lubricate properly. Silicone or lithium spray on hinges, roller bearings, springs and end bearing plates. Not the track.
  • Check the bottom seal. Replace it if it is cracked, flattened or torn. A seal costs very little and it is what keeps water out of the freeze cycle.
  • Check the sensors. Steady lights on both, brackets firm, lenses clean.
  • Tighten the hardware. A season of vibration loosens bolts.
  • Clear the threshold. Make sure water can drain away from the opening rather than pooling at it.

Replacing tired springs before winter

If the balance test says the springs are going, replacing them in October costs the same as replacing them in January: $170 to $400 per spring.

The difference is that in October you pick the day, there is no $200 to $350 emergency premium, and your car is not trapped in a garage at seven in the morning with somewhere to be.

That is the entire argument for autumn service, and in this climate it is a good one.

Do not force it with the opener. The seal will tear or the opener will strain. Break the ice along the bottom seal with warm, not boiling, water, or work a plastic scraper along the seal. Then dry the seal and the slab.

Thickened grease in the opener and on the spring means more resistance, and the door itself is stiffer. If it struggles in cold and runs fine in spring, the opener force is close to its limit and the door is probably due a service.
